We manage your property the way we manage our own.
Leyo is run by Lily, a landlord with her own portfolio across Leeds and York. Every process we use was built for her own houses first.
Single lets, professional and student HMOs.
How we work
We're landlords too
We run our own rental properties across Leeds and York, from single lets to six-bed shared houses. Whatever we advise on, we have done it ourselves first.
We know both councils
Leeds and York run different licensing schemes, for HMOs and single lets. We check the address and handle the application end to end.
Every date tracked
We keep you compliant. Certificates, licences, document service — every date tracked, every renewal booked. We hold the correct certification so you don't have to.
How we run our houses
We've been landlords for over a decade, we look after your house like we look after our own and our practices come from genuine experience.
Every managed HMO gets a winter visit before the heating season — radiators bled, seals redone, extractor fans cleared, appliances serviced. Smart locks instead of keys, heating & lights on timers to go off as tenants forget. Proactive saves money.
Do you need a licence?
Licensing is confusing and forever changing. Leeds have launched selective licensing for single lets across six wards and York licenses smaller HMOs across eight wards. This is on top of the existing article 4 rules and licences required for 5+ HMOs.
Leeds City Council estimates that 12,500 properties in the city need a licence.

Looking for your next home?
We let shared houses and single lets across Leeds and York. Bills, superfast broadband and a monthly cleaner come as standard in our shared houses, and whichever you rent, you'll deal with the person who actually manages it.
Most places go before they reach the portals, so the list is the best way to hear about them first.
