We run our own rental properties across Leeds and York, from single lets to six-bed shared houses. Whatever we advise on, we have done it ourselves first.
We know both councils
Leeds and York run different licensing schemes and planning rules, for HMOs and single lets. We check the address, work out what it needs, and handle the licence or planning application end to end.
We keep you compliant
Letting is no longer just about gas certs and EPCs. It's about the correct redress schemes, planning permission, and licences for the house and the landlord. We track and sort everything for you.
How we use AI
We use AI to save money. It monitors energy use, tracks bills and keeps our maintenance logs, so problems are caught in days, not months. A person makes every decision.
How we run our houses
We've been landlords for over a decade, we look after your house like we look after our own and our practices come from genuine experience.
Every managed HMO gets a winter visit before the heating season — radiators bled, seals redone, extractor fans cleared, appliances serviced. Smart locks instead of keys, and heating and lights on timers because tenants forget. Acting early costs less than reacting late.
Do you need a licence?
Selective licensing in Leeds. This year Leeds have launched selective licensing in six wards, and from December every landlord in England has to register each rental property on the government's new Private Rented Sector Database. Yorkshire launches April 2027.
